Do I Need A Permit To Build A Deck?

Any structure requires a building permit. It should not be difficult to get. The first thing you need to do it determine the size of the deck you wish to build. Once you have the size determined, the next step is contact your local zoning, county or township office. Most times a zoning permit is also required prior to obtaining the building permit.

To submit for a zoning permit you will need to have a site plan drawn showing the dimensions of the deck, the dimensions to property lines and the size of your lot. You may also need some of your tax identification information such as a property ID number. Based on this information you will be presented with a zoning permit. If your deck will be too close to property lines you may be turned down, sometimes relocating the deck will put you in compliance.

Once your zoning is in hand, contact the local building department. They will inform you of any other regulations or permits you will need prior to obtaining a building permit. You will also need a drawing of the deck showing specifications, foundation, joist sizes, decking, handrail heights and spindle spacing.

Once you turn in all the required paper work there is usually what is called a plan review. Someone in the building department will look at all the paper work and drawings you completed and will issue a permit if all the information is correct and to current building codes.

Once the permit is signed, it will be sent to you with a job-site posting card. This card is supposed to posted at the site and visible from the street. Be sure to ask at what stages inspections are required. Most times a footing inspection is also required for a deck. You will also need a final inspection once your project is completed. Hopefully, everything goes well and you will receive all green stickers and a passed final inspection.
